services we provide and some points that we think are important to your

Management duties:
• visit property
• supervise employees and contractors
• prepare meetings and write the minutes
• enforce all the laws
• advise the board
• work with insurance agencies to obtain the best quotes on insurance
Personal
contact:
• 24 hours contact with the cellular numbers
of the management team in charge of your association.
• open office from 10:00 a.m. to 5:00 p.m. during those hours
somebody always answers the phone

• we now have a total of 14 associates between office and managers.
Financial duties:
• process payment receipts for maintenance assessments directly by
downloading the payments from the internet,
through the bank’s website and posting them
directly to each owner.
• prepare checks and process disbursements.
• financial statements compared to budget.
• financial statements include balance sheet, income statement, bank
reconciliations, maintenance receivable, general ledger, cash
disbursements, and transaction listing journal entries.
• monthly or quarterly statements to all
owners who have a balance due (per board’s decision).
• process payment coupons and mail them to all owners.
• collection - after 30 days we contact the owner and advice them that
after 60 days a lien will be imposed.
• prepare budget for the association.
